Real Estate Development
Condor participates in interdisciplinary teams to design
developments and guide them through the approval process.
Working with architects and civil engineers, Condor
brings an ecological and public perspective to the development
design process. We provide creativity and thinking out
of the box that helps get projects approved quickly.
Condor provides project management service including
representation of the proposed project to the community
and local government. We participate in the negotiation
process and facilitate dialogue using a holistic goals-first

Permitting
Condor prepares
applications for Federal, State and local permits on behalf
of clients and serves as the communication liaison between
regulatory authorities and the client for formal and informal
consultations.
These permits include §404 Discharge Permit for
the U.S. Army Corps of Engineers, §401 Water Quality
Waiver for the California Regional Water Quality Control
Board, §1600 et. al series Stream Bed Alteration
Agreement for the California Department of Fish and Game,
and §7 / §10 Consultations with the U.S. Fish
and Wildlife Service and National Marine Fisheries Service.

Comprehensive
Plans and Environmental Review
Condor provides its
government clients with a wealth of expertise at all
stages and levels of planning, including Comprehensive
Plans and environmental impact assessment, based on
the principal's 15 years of professional planning
experience. Condor prepares CEQA and NEPA documents,
new Comprehensive Plans, General Plan updates, transportation

CEQA and NEPA
Condor's experience includes the entirety of the CEQA
process, from scoping hearing, initial study, notification
of public agencies, management of consultants and technical
studies, incorporation of mitigation measures, environmental
hearings, and preparation of mitigation monitoring and

Geographic Information Systems (GIS)
Condor
utilizes cutting edge technology for site inventory
and impact analysis. We create maps that present multiple
layers of spatial information such as the location
of resources and proposed trails, and to display land
use information such as locations of alternative sites
for development.
