Hillsides: Stewardship Plan

Ventura Hillsides Conservancy to give guidelines on how

Elizabeth
Lake, Los Angeles County:
Biological Resources Assessment

Date: July - August 2007
Condor has completed a study titled: "Biological Resources
of Elizabeth Lake, Los Angeles County, California".
The study found more than 150 species and a healthy diversity
of habitats, including riparian forest and freshwater marsh.
Elizabeth Lake, also called "Lake Elizabeth" is
located in northern Los Angeles County in the San Andreas
Fault Rift Zone, on the edge of the Angeles National Forest.
It is within the Santa Clara River Watershed, in the Liebre
Mountains, near the western edge of the Mojave Desert and
the Tehachapi Mountains. Click on the map below to see its

Oceano Dunes State Vehicular
Recreation Area:
Alternative Access Study

2005 - July 2006
The primary purpose of the study was to identify alternative
routes for a road to the camping areas on the beach and the
OHV riding area in the dunes that would avoid vehicles having
to drive through the mouth of Arroyo Grande Creek. |

| The second
objective of this study was to identify and assess alternative
equestrian routes to and from the beach.
The detailed study took 1.5 years to complete
and includes the results of biological and archaeological
surveys of six alternative routes between Arroyo Grande Creek
and Oso Flaco Creek. We documented and mapped the occurrence
of 280 species of plants, 146 species of animals, and several
archaeological sites. The study includes environmental impact
analysis and policy consistency analysis of each alternative,
maps and illustrations, a geographic database (GIS), preliminary
engineering designs, as well as construction and maintenance
cost estimates.

Monitoring of

Santa Clara River Tributaries:
Vegetation Mapping

Date: November 2005 - February 2006

| A GIS was created
to map vegetation and invasive weeds such as Arundo
and Tamarisk. |
The study area stretches from just west of the Los Angeles/Ventura
County line near Magic Mountain Park easterly to Soledad
Canyon. This report presents the results of surveys on 68
drainages (14 principal tributaries to the river, 35 secondary
tributaries, and 19 tertiary tributaries, having a combined
total linear distance of approximately 181 miles, and a
total mapped acreage of over 10,600 acres using observations
from 148 data collection points. A Geographic Information
System (GIS) was produced and a total of 50 vegetation maps
illustrating vegetation community types, sensitive species
locations, and arundo and tamarisk locations was produced
accompanied by a written analysis. The principal watersheds
are: ·

The purpose of the mapping effort was to identify and record
the types of vegetation within the floodplains of the tributaries
to the river and to record the locations of Arundo and Tamarisk
infestations. These maps will guide the agencies charged
with removal of these infestations as to locations of sensitive
habitat and potential locations of sensitive species and
therefore appropriate methods of Arundo and Tamarisk removal.

Impact Report

Condor prepared a Land Management
Plan and Environmental Impact Report for the Burton Mesa
Ecological Reserve in northern Santa Barbara County. This
included detailed botanical, wildlife, archaeological and
soils surveys on the 5,735 acre property. Condor conducted
detailed scientific surveys on the Burton Mesa to gather
botanical, wildlife, fire history and trail use information.
Condor constructed the first-ever GIS for the Burton Mesa.
This is being used as a planning and inventory tool to guide
development of the management plan for this rare ecological
community.

River Terrace:
Housing Development and Design

Condor Environmental is part
of the team that designed and won approval of a large mixed-use
and transit-friendly development comprised of more than
300 residential units, two large commercial buildings, and
community facilities called "River Terrace" in
Lompoc, California.

La Purisima State Historic
Park:
Ecosystem Characterization

Condor prepared an ecosystem characterization of La Purisima
Mission State Historic Park in Lompoc, CA. Condor conducted
field surveys to gather information on the ecological resources
of the Park, including vegetation, rare plants, exotic species,
birds, reptiles, amphibians and mammals. The objective was
to gain an understanding of the ecological interactions
occurring on the Park. A major component of this project
is creation of a GIS.

Ojai Meadows Preserve:
Wetland Restoration and Flood Control Plan

Condor Environmental prepared a Wetland Restoration and
Flood Control Plan. The Plan includes engineered, scientifically-based
designs to decrease flooding on the adjacent roads and high
school, and utilize the onsite hydrologic system to restore
wetlands, oak savanna, native grassland and riparian habitats.

Point Sal Management Plan

Date: 2001-2003
Condor Environmental Planning Services wrote a Management
Plan for Point Sal that provides, for the first time, digitized
and geo-rectified maps of biological and geological resources,
and trails. Condor prepared these maps using a Geographic
Information System (GIS) that enables the maps to illustrate
other vital data as well such as property ownership, parcel
lines, topography, erosion problems, roads and trails. The
Management Plan provides a set of management recommendations
based on biological, cultural, recreational and geologic resources
on the Reserve, the historic and existing patterns of public
use, and the challenges of managing a remote area.

Providence Landing

Date: 2002
Condor was instrumental in the design of the Providence Landing
tract map and managed the project through the entitlement
and approval process. The project includes single family
homes, affordable townhomes, a public park, trails, and open
space.

Rancho Dos Vistas:
Acquisition and Conservation Plan

Date: 2001
Condor Environmental prepared a resource assessment on
this 1,400 acre ranch for the Land
Trust for Santa Barbara County in 2001. Rancho Dos Vistas
is located on the ridge of the Santa Ynez Mountains between
Refugio Pass and Gaviota Peak in the southwestern portion
of Santa Barbara County.

El
Capitan Ranch:
Acquisition and Conservation Plan

Date: 2001
El Capitan Ranch is a 3,100 acre ranch located
nine miles west of Goleta on the Gaviota Coast in southern
Santa Barbara County. Condor worked with the owners of this
pristine ranch and the Land
Trust for Public Land to design a plan that would permanently
preserve more than 90 percent of the ranch in its natural
condition and allow continued commercial uses and development
of several sensitively placed homes.

Estate
Planning for the Tappeneir Family

|
Condor worked with the local government on behalf of the Tappeneir
Family to enable the family to permanently protect the oak
forest on the property and preserve the right to build a home
on a non-sensitive area. Condor's recommendations were approved
and now, both the family's future and the oak forest can be
protected.

Fire
and Vegetation Management Plan

Condor performed scientific modelling for predicting fire
behavior and designed a vegetation management program to
contribute to the safety of life and property within the
subdivision. The Plan describes fuel modification requirements
within seven onsite vegetation management zones, and includes
recommendations for fuel modification, fire department access,
building design requirements, landscaping guidelines and
a schedule for implementation and monitoring. A wildfire
emergency response checklist for home owners is also provided.

a fire and vegetation management plan for the residential development
adjacent to the Burton Mesa Ecological Reserve. |

Interpretive
Signs

Condor Environmental designed nature interpretive signs
specific to the Burton Mesa. The interpretive signs will
be placed at the entrances to the preserve highlight the
uniqueness of the Burton Mesa, the significance of this
rare habitat and educate visitors about the natural history
and human interactions with the natural environment.
